It’s National Maintenance Month and we are back again with another highlight on maintenance improvement. Today we are talking about how small things can make a big difference in maintenance.
Oftentimes maintenance teams are well prepared for the big issues. Those floods and fires are something that they learn, with regularity, to handle. It’s the mundane, everyday tasks that stack up and fill up our daily “to do” lists that have a tendency to get overlooked. Those tasks outnumber the big events 10 to 1 but far too often maintenance teams are ill prepared for the everyday.
We often hear maintenance teams complaining of being overworked (and unpaid) and we empathize with them. Finding time each day to complete your entire task list can be a job in and of itself. Knowing how to handle the daily routines of maintenance will not only keep your property looking well but it will create positive sentiment with your residents.
Not only should maintenance teams be ready for the large scale issues or “fixing” things such as broken appliances or burst pipes, but they should be including regular daily maintenance in their everyday work. We have heard stories of communities where the maintenance team struggled to keep up. When relief maintenance workers were sent in, they spent multiple days just cleaning the property enough to make it look presentable. After that they accompanied the team to fix a washer. As they exited the unit the relief worker offered to take a bag of garbage to the dumpster for the resident. The resident was shocked but grateful.
Over the course of several maintenance calls for the next several days, these workers carried garbage and continued to clean up the area. Three days in, the property manager came to “talk” to the entire maintenance. While the workers prepared to explain why they were spending so much time cleaning up, what they received was a commendation. The management said that the lease team had let her know that the resident with the newly fixed washer had come in to renew her lease and several others had called to say how much they enjoyed the newly “renovated” grounds.
Little things go a long way.
Here is a list of a few “little things” that should NEVER be ignored by a maintenance team:
- Trash and Litter. It only takes a few minutes to bend over and pick up trash. Yes, theoretically your residents should clean up after themselves but let’s face it, they don’t. When residents SEE you stopping to pick up trash it will trigger a reaction in them to follow suit or to feel poorly if they are the ones who left it there. Either way, this builds rapport.
- Landscape and Grounds. Landscaping is not just aesthetic. It CAN become a safety hazard if not properly maintained. If left unkempt, landscape can become invasive and they can damage property both yours and your residents. So, the next time you walk past that limb, cut it. The next time you see that piece of ivy growing up the side of the building, pull it up by the root. A 1 minute task could save your community a lot of issues!
- Indoor Lighting and Signs. Always keep an eye out for broken lights, missing bulbs and non-illuminated exit signs. Any of these things being non-functional can lead to unsafe, unlit areas in your community. Keep your residents safe and avoid trip and fall hazards from unlit walkways.
These are the top 3 small things that you can simply check to ensure that your residents are safe and well cared for. They will appreciate any maintenance team member that goes the extra mile to pick up trash or take a bag of garbage to the dumpster. In the end, this can only reflect well on your community.
